The national range for a 6-foot privacy fence is $25 to $60 per foot installed. The table below shows totals by length for a typical fence at $20 to $60 per foot. What is the cheapest fence to have installed?

Chain link. It starts near $9 per foot in the national figures. For privacy on a tight budget, a simple dog-ear board fence in pressure-treated wood is the usual low-cost answer. For keeping a large dog in the yard on a budget, 5 or 6 foot chain link does the job, and privacy slats can go in later. Note that the City of Fresno's handout for single-family lots restricts chain link along a major street, so ask before planning it for a street side.

Is black aluminum cheaper than wrought iron or vinyl?

Aluminum is cheaper than wrought iron and close to vinyl. The national ranges are $25 to $75 per foot for aluminum, $50 to $85 for wrought iron and $30 to $60 for vinyl. Aluminum never rusts, which helps where sprinklers hit the fence every morning. Black metal does get hot in a Fresno summer.

How much extra does a gate cost?

Each gate is priced on its own, not by the foot. The width, the frame material and the hardware decide it. A single walk gate is the least. A double driveway gate costs more, and a gate with an opener costs the most. On our estimate every gate has its own line.

How much extra for a slope, brush or an old fence?

We price those after seeing the yard, because they vary too much to guess. Fresno lots are mostly flat, so slope is rarely the issue. The extras we see more often are pulling out and hauling the old fence and its concrete, clearing vines, oleander or bamboo along the line, working around tree roots, and breaking through hardpan in the post holes.

Why does hardpan change the price?

Because it turns a quick hole into slow work. Much of the east side of the San Joaquin Valley has a cemented layer under the topsoil. A normal auger stops on it. The hole then has to be broken out with a digging bar, a rock auger or a breaker. We cannot see it from the surface, so we ask what you or your neighbors hit the last time anyone dug.

I got three quotes and they are far apart. Which one is realistic?

The realistic one is the bid that spells out everything you asked for. Line the three up and compare length, height, wood species or product, post size and depth, how hardpan will be handled, the gates, removal of the old fence and cleanup. A bid that is far below the others has usually left one of those out. Also confirm each bidder has a California contractor licence. A bid from an unlicensed crew is not a like-for-like comparison.

Does a fence add value to my home?

A straight, solid fence makes a house easier to sell, mainly to buyers with children, dogs or a pool. It does not usually pay back its full cost. For questions about property taxes, call the Fresno County Assessor-Recorder's office, which decides what counts as new construction for assessment.
